Before you buy plots or sites in North Bangalore, check BIAAPA layout approval, RERA registration and clear title. A practical checklist and the red flags to avoid.
In plotted real estate, paperwork is the product. A beautiful layout on unapproved land is a liability; a modest plot with clean approvals is an asset. Here is a practical checklist for buyers in North Bangalore.
Understand the approvals
BIAAPA
The Bangalore International Airport Area Planning Authority is the planning body for much of the area around the airport, including large parts of Devanahalli. A BIAAPA-approved layout has had its plan, road widths, civic amenity areas and open spaces sanctioned. Whether a plot falls under BIAAPA, BMRDA or another authority depends on its survey number, not its postal address, so always check the actual approval document.

RERA
Registration with the Karnataka Real Estate Regulatory Authority (K-RERA) makes the developer accountable for what was promised: layout, amenities, timelines and the handling of buyers’ money. Every registered project has a number you can look up on the K-RERA portal, along with its approved plans and progress updates.
Clear title
A clear title means the land’s ownership history is unbroken and free of disputes or encumbrances. A lawyer should review the chain of title documents, ideally going back thirty years or more.

The plot buying checklist
- Layout approval from the correct authority (for example, BIAAPA), with the approved plan matching what you are shown.
- K-RERA registration number, verified on the official portal.
- Land conversion order for residential use.
- Title deeds and the chain of ownership.
- Encumbrance certificate for the relevant period.
- Khata and tax-paid receipts, where applicable.
- Bank approvals: if leading banks will lend on the project, they have done their own legal checks.
- Physical site visit to confirm boundaries, road access and infrastructure on the ground.
- A written sale agreement that matches the RERA filing.
Red flags when buying sites in North Bangalore
- “Approval in process” offered as a reason to book quickly.
- Pressure to pay large sums in cash.
- A layout plan that differs from the approved one.
- No RERA number on advertising.
