Where North Bangalore Works: Tech Parks, Aerospace and Jobs Near Your Plot

1 November 2026 · 4 min read · Earthen Hues

Manyata, the aerospace park, Foxconn and the airport economy: where North Bangalore works, and why it matters when you choose a plot near Devanahalli or Yelahanka.

The most reliable predictor of where people will want to live is where they will go to work. In North Bangalore, the map of employment has been redrawn in a decade: a technology park the size of a small town, an aerospace cluster, one of the world’s largest smartphone factories and an airport city with its own business district now sit within the same corridor.

Manyata: the northern anchor

Embassy Manyata Business Park, on the northern stretch of the Outer Ring Road, spans 122 acres and around 17.7 million square feet of leasable space. Its tenant list reads like a directory of global technology and finance: IBM, Cognizant, Target, Northern Trust, Nokia, ANZ, Rolls-Royce, Lowe’s and Nvidia among them. In 2026 Commonwealth Bank of Australia was reported to have taken around 1.1 million square feet there, one of the largest office commitments in the city.

Manyata established Hebbal, Thanisandra and Hennur as residential addresses. The question for the next decade is what happens further north, closer to the airport, as the next wave of employers arrives.

The aerospace corridor

The Hi-tech Defence and Aerospace Park near Devanahalli has become one of India’s most significant aerospace clusters. Boeing’s India Engineering and Technology Centre, a 43-acre campus representing an investment of about ₹1,600 crore, was inaugurated there in January 2024. In November 2025 Collins Aerospace opened its India Operations Centre in the same park, with a reported investment of US$25 million and more than 2,000 jobs.

Aerospace employers bring a particular kind of workforce: senior engineers, programme managers and specialists who tend to put down roots, buy homes and send their children to the region’s best schools.

Manufacturing at global scale

Foxconn’s Devanahalli campus is perhaps the clearest signal of the corridor’s new economy. Spread over 300 acres, with investment reported at around ₹20,000 crore, the facility hired nearly 30,000 people within eight months, around 80% of them women, and now assembles iPhones largely for export. Analysts expect the workforce to approach 50,000. A plant of this scale draws suppliers, logistics firms and services businesses in its wake.

The airport economy

Kempegowda International Airport is itself a major employer, and its operator is building far beyond the terminals. Bengaluru Airport City is planned to exceed 45 million square feet of development in phases, including a two-million-square-foot business park designed for global capability centres, which broke ground in October 2024. Nearby, Prestige Tech Cloud is already leasing Grade-A offices to multinational occupiers, including Walmart, and NTT has opened a 100-megawatt data centre campus in Devanahalli.

  • Aerospace: Boeing BIETC, Collins Aerospace (Devanahalli aerospace park)
  • Manufacturing: Foxconn Devanahalli (iPhone assembly)
  • Offices & data: Prestige Tech Cloud, Bengaluru Airport City, NTT data centre campus

What this means when choosing a plot in North Bangalore

Bengaluru’s great frustration has always been the commute. The northern corridor offers an alternative: a life where the office, the airport, the school and the home are measured in minutes rather than hours. For professionals in aerospace, technology, aviation and the global capability centres now arriving, a home near Devanahalli is not a compromise; it is the efficient choice.

For investors, employment is the foundation beneath every other argument. Rental demand, resale liquidity and long-term appreciation all follow jobs, and the jobs are arriving in the north.

Measure your life in minutes, not hours.

Villa plots close to work

Lake Botanica by Earthenhues Estates is about ten minutes from Prestige Tech Cloud, around fifteen from IT parks, and twenty from the airport, with the Doddajala metro station ten minutes away once the airport line opens. Inside, residents have a business centre at the Club Commune for the days when work comes home, and a lake, a forest and a swimming pool for the moments when it should not.

Employer details are as publicly reported; figures and timelines may change.
