What BIAAPA approval means
BIAAPA, the Bangalore International Airport Area Planning Authority, plans land use around Kempegowda International Airport, including Devanahalli. When it approves a layout, the road widths, plot sizes, parks and civic amenity sites in that plan are sanctioned, which is why buyers and banks look for it first.

Buying a BIAAPA-approved plot, step by step
- Visit the layout. Walk the roads, see the parks and civic sites, and check them against the approved plan.
- Ask for the papers. Approved layout plan, RERA registration, title documents and a full cost sheet.
- Get them reviewed. A lawyer checks title; your bank’s legal team will do the same for a loan.
- Book and register. At Lake Botanica registration usually happens within one to two weeks of booking.
