Bengaluru housing sales rose 12% in Q3 2026. What the numbers mean if you are buying plots or sites in North Bangalore, and what to watch next.
After a hesitant spring, Bengaluru’s housing market found its footing again in the July to September quarter. New data from property consultants shows the city among the strongest performers in the country, and the numbers carry useful signals for anyone thinking about land.
The headline numbers
- ~16,670homes sold in Bengaluru, Q3 2026
- +12%year on year
- +9%quarter on quarter
- 48%of top-7 sales from MMR and Bengaluru combined
According to ANAROCK Research’s Q3 2026 data, released on 28 September, Bengaluru sold roughly 16,670 homes in the quarter, up 12% on a year earlier and 9% on the previous quarter. Across India’s top seven cities, sales rose 3% to about 1,00,220 units. Only Mumbai’s metropolitan region sold more homes than Bengaluru, and Hyderabad posted the fastest annual growth.

A recovery from a soft Q2
The rebound matters because April to June was weak nationally: sales across the seven largest markets fell about 6% to around 90,715 units, the lowest quarterly figure since early 2023, as global uncertainty weighed on buyers. Earlier in the year, PropTiger had described Bengaluru as the standout market of Q1 2026, with sales up 33% year on year. The pattern suggests that demand in Bengaluru, anchored by jobs, bends rather than breaks.
The fine print: prices and inventory
Two other numbers deserve attention. Average prices across the top cities rose about 7% year on year, and unsold housing stock grew roughly 12% to over 6.3 lakh units, as launches outpaced sales. For Bengaluru specifically, ANAROCK’s figures show Q3 launches running slightly ahead of sales.
In other words, the city is not short of apartments. Buyers have choices, and that will keep pressure on developers of undifferentiated towers.
What this means if you are buying a plot in North Bangalore
Land behaves differently. Approved, well-located plots in gated communities are finite, and they are not part of the growing apartment inventory. When apartment supply rises, the premium on scarce, well-planned plots with open space tends to hold up better. Our read for plot buyers:
- Demand is real: double-digit sales growth shows people are still moving to and upgrading within Bengaluru.
- Choose differentiation: in a market with more inventory, approvals, location and green space separate good assets from average ones.
- Take your time on due diligence: a less frantic market is a good market for careful buyers. Our plot buyer’s checklist is a good place to start.
