Thinking of buying a plot in Devanahalli? How plot prices have moved, what is driving demand near the airport, and the honest risks to weigh before you buy in 2026.
Every brochure in North Bangalore calls Devanahalli “the next big thing”. We would rather show you the evidence, and the risks, so you can decide for yourself.
How plot prices in Devanahalli have moved
Industry estimates put average plot rates in Devanahalli at around ₹3,500 per sq ft in 2019. In 2026, plotted developments in the area are commonly listed from roughly ₹4,300 to over ₹6,600 per sq ft on major property portals, with premium gated projects and sub-zones closer to the city priced higher. Rates vary widely by approval status, road access and amenities, so treat any single “average” with caution.

What is driving demand
1. The airport keeps growing
Kempegowda International Airport handled about 44.5 million passengers in FY 2025–26, with international traffic up nearly 24%, and crossed 400 million passengers since opening. Airports create jobs well beyond the terminal, in logistics, hospitality and services, and many of those workers want to live nearby.
2. Manufacturing has arrived
Foxconn’s iPhone campus in the Information Technology Investment Region, on about 300 acres near the airport, reportedly hired around 30,000 people within eight months of starting operations, with the workforce expected to grow further. Large employers like this pull suppliers, offices and housing demand behind them.
3. Connectivity is improving
The first 80 km of the Satellite Town Ring Road opened in 2024, the Bengaluru Business Corridor is moving towards execution, and the Blue Line metro is under construction along the airport highway. We cover the timelines in our metro explainer.
4. Social infrastructure is catching up
Universities, international schools, hospitals, business parks and a planned Forum mall are turning a former airport outskirt into a neighbourhood with everyday amenities.
The honest risks of buying plots near Devanahalli
- Infrastructure delays. Metro and road timelines have slipped before. Buy for the location as it is, with infrastructure as upside.
- Approval quality varies. In Devanahalli, the planning authority depends on the survey number, and much of the area falls under BIAAPA. Unapproved or poorly documented layouts are the single biggest risk in plotted real estate.
- Liquidity. Land is a patient asset. Plan to hold for several years; plots in well-run gated communities are typically easier to resell than isolated sites.
- Oversupply in places. Many layouts are launching on the corridor. Differentiation through location, open space and amenities will matter more over time.
Where our villa plots fit
We built Lake Botanica to sit on the right side of those risks: BIAAPA-approved and RERA-registered sites with clear titles and bank-loan eligibility, infrastructure already in place, 51% green space and a privately owned clubhouse. You can read the full project overview here.
