Why Lake Botanica keeps 51% of its land green and open, and why green space is the amenity that adds the most value to a villa plot in North Bangalore.
When we planned Lake Botanica, we made one decision before any other: more than half of the land would stay green and open. That choice costs saleable area. We believe it repays owners many times over.
Cooler summers, softer monsoons
Bangalore’s famous weather has been under pressure as the city has paved over its gardens. Large planted areas and mature tree cover keep ground temperatures lower, and unpaved, landscaped soil soaks up rainwater instead of sending it down the road. A community that is half garden is simply more comfortable to live in, in April and in August.

A lake as the centrepiece
Lake Botanica is set beside a calm quarry lake. Plots are laid out to enjoy views of the water and its ecosystem, and the landscape draws on it, with palm-lined water channels running through the gardens. Water brings birds, breeze and a sense of calm that no fountain in a forecourt can imitate.
Over a thousand species, planned not planted at random
With more than 1,000 species of plants and trees, the landscape is designed to flower and shade in turns through the year, from jacaranda-lined cycling tracks to tropical planting around the pool. Diversity also makes a garden resilient: it handles pests, droughts and heavy rain better than a lawn and a single row of ornamental trees.
Open space you can actually use
Green space at Lake Botanica is not a strip behind a boundary wall. It includes walking and cycling tracks, open lawns, play areas, outdoor fitness stations and sports courts, all within the gated community. Children can cycle safely; grandparents can walk without dodging traffic.
Why green space adds value to a villa plot
Land values follow scarcity. Across North Bangalore, new supply is mostly apartment towers and tightly packed layouts. A villa plot in a community that has protected half its land, with a lake and mature landscaping, becomes rarer each year, and the planting grows more valuable with age, unlike most amenities, which depreciate.
Every other amenity wears with time. Trees are the only one that grows.
Walk the gardens yourself: site visits run Monday to Saturday, and we will show you the masterplan so you can see exactly how the green spaces connect.
