Why plot prices differ so much within North Bangalore

Two plots a few kilometres apart can differ by three or four times in price. Five things explain most of the gap:

  • Approval. Plots in layouts approved by the local planning authority (BIAAPA around the airport) and registered with RERA command a clear premium over converted land with panchayat records. See what BIAAPA approval means.
  • Gated or standalone. A plot inside a gated layout comes with laid roads, water, drainage, power, parks and security. That infrastructure is priced into the rate.
  • Distance to the airport road and metro. Rates fall steadily as you move away from Bellary Road (NH 44), the airport and the planned airport metro line.
  • Plot position. East-facing, corner and park-facing plots usually ask 5–10% more than the base rate in the same layout.
  • Plot size. Larger plots sometimes carry a slightly lower rate per sq ft, but a higher total.

As one example from the Devanahalli side, gated villa plots in a gated lakeside layout near Devanahalli are offered at around ₹7,500 per sq ft, in line with the upper half of the project range above.

How much does a plot cost in North Bangalore? Total price by size

Multiply the rate by the plot area. The table shows the plot price alone for common sizes, at four rates that span the market.

Plot cost before stamp duty, registration and other charges
Plot sizeAt ₹2,000/sq ftAt ₹4,500/sq ftAt ₹7,500/sq ftAt ₹10,000/sq ft

30 × 50 ft (1,500 sq ft)₹30 lakh₹68 lakh₹1.12 Cr₹1.50 Cr
40 × 60 ft (2,400 sq ft)₹48 lakh₹1.08 Cr₹1.80 Cr₹2.40 Cr

On top of the plot price, budget for stamp duty (5% in Karnataka), the registration fee and cess, charged on the higher of the agreement value and the government guidance value, plus any development, club or maintenance charges in a gated layout. Check the current registration rates with the sub-registrar’s office or a lawyer before you commit.

Plot rates compared with apartment rates in the same areas

Average asking rates for all homes (mostly apartments, measured on built-up area) give useful context. They are not comparable rupee for rupee with plot rates, because an apartment rate includes construction.

Plot prices in North Bangalore: common questions

What is the plot price per sq ft in North Bangalore in 2026?
Asking prices range from about ₹1,100 per sq ft for converted land on the outer edges (Doddaballapur Road, Singarahalli) to ₹10,500–14,000 per sq ft for gated layouts at Chikkajala near the airport road. Approved plots in planned layouts around Devanahalli mostly ask between ₹4,500 and ₹9,500 per sq ft.

What is the land rate in Devanahalli per sq ft?
Plotted projects in Devanahalli listed on Housing.com in November 2026 show average asking rates of about ₹4,580 to ₹9,400 per sq ft. Gated, BIAAPA-approved and RERA-registered layouts sit at the top of that range; converted land further north, such as Singarahalli, asks around ₹1,200–1,800 per sq ft.

How much does a 30x40 site cost in North Bangalore?
A 30 × 40 ft site is 1,200 sq ft. At ₹2,000 per sq ft it costs about ₹24 lakh; at ₹4,500 about ₹54 lakh; at ₹7,500 about ₹90 lakh; and at ₹10,000 about ₹1.2 crore, before stamp duty, registration and other charges.

Where can I buy the cheapest plots in North Bangalore?
The lowest asking rates are on Doddaballapur Road and the villages north of Devanahalli, where converted sites start around ₹1,100–1,800 per sq ft. Check approvals carefully at this end of the market: low prices often reflect panchayat or converted land without a planning-authority layout approval.

Are plot prices in North Bangalore still rising?
Reports show steady growth. Anarock measured a 93% rise in average rates in Bagalur from 2018 to Q3 2024, and JLL recorded a 6.4% quarter-on-quarter rise in Devanahalli plot prices in mid 2025. Future growth is not guaranteed and depends on infrastructure such as the airport metro and the peripheral ring road.

Why are gated community plots more expensive than standalone sites?
A gated plot comes with laid roads, water and drainage lines, power, parks, security and usually a clubhouse, plus a planning-authority layout approval and RERA registration. Those costs and the lower legal risk are built into the rate per sq ft.
