Why companies are choosing North Bangalore
- The airport. Export manufacturing such as Foxconn’s plant, and global teams that travel often, want to be close to the terminals.
- Land for large campuses. A 41-acre or 300-acre campus is impossible inside the older city. The aerospace park, hardware park and industrial areas near Devanahalli and Doddaballapura have the space.
- Office supply in Hebbal and Nagawara. Embassy Manyata (about 16.2 million sq ft) and newer parks along the airport road give global capability centres room to grow.
- Connectivity coming. The airport metro and the Satellite Town Ring Road shorten commutes for the workforce.
What this means for homes and plots in North Bangalore
Each large campus brings thousands of salaried employees who need homes within a reasonable commute, followed by schools, hospitals and shops. That is the long-term demand behind land prices in Devanahalli, Yelahanka and Bagalur.
