Why buyers are choosing villa plots in North Bangalore: the airport economy, new jobs, schools, metro connectivity and the space a plot gives you.
Every great city has a direction in which its future quietly gathers. For Bengaluru, that direction is north. The international airport, the city’s newest aerospace and manufacturing campuses, a metro line under construction and a growing cluster of international schools now sit along a single corridor, and the people who can choose where they live are noticing.
For a family deciding where to build a home, or an investor deciding where land will hold its value, the question is no longer whether North Bangalore matters. It is whether the opportunity is still early enough to be worth acting on. This essay sets out the case, plainly, along with the caveats a careful buyer should weigh.
A city that grew to meet its airport
When Kempegowda International Airport opened at Devanahalli in 2008, it was widely described as being “far from the city”. Eighteen years later the city has travelled to meet it. In the 2025–26 financial year the airport handled 44.47 million passengers and 532,000 tonnes of cargo, with international traffic rising almost 24% in a single year. Terminal 2, a garden terminal designed for 25 million passengers a year, has been operational since 2023, and further phases are planned to lift total capacity beyond 85 million.
Airports of this scale reorganise the geography around them. They bring hotels, logistics, offices and, eventually, the residential neighbourhoods that the people working in them want to live in. North Bangalore is now well into that second chapter.

Where the work is moving
For two decades, Bengaluru’s employment story was told along the Outer Ring Road and in Whitefield. The northern chapter is more varied. Embassy Manyata Business Park on the northern ring road remains one of India’s largest office campuses, home to IBM, Cognizant, Nokia, ANZ, Rolls-Royce and Nvidia among many others. Further north, the aerospace park at Devanahalli hosts Boeing’s 43-acre engineering and technology campus and Collins Aerospace’s operations centre, while Foxconn’s 300-acre iPhone campus employed close to 30,000 people within eight months of opening.
Closer to the airport, Prestige Tech Cloud has begun leasing Grade-A offices to global firms, and Bengaluru Airport City is developing a business park aimed at global capability centres. The effect is a corridor where engineers, executives, factory supervisors and airline crews increasingly live within a short drive of where they work.
North Bangalore is no longer where the city ends. It is where much of its next decade begins.

The schools that settle a decision
For many families the move north is ultimately decided by education. Within roughly half an hour of Devanahalli sit Stonehill International School, with the full IB continuum on a 34-acre campus; Harrow International School Bengaluru, the first Indian campus of the 450-year-old British school; Canadian International School and Vidyashilp Academy in Yelahanka; and a growing set of universities including Srishti Manipal Institute, Vidyashilp University and Amity University. We explore these in detail in our guide to North Bangalore’s schools.
Connectivity that is coming, and some that has arrived
The Namma Metro Blue Line will link the airport to Hebbal and the Outer Ring Road, with stations along the airport highway including Doddajala. Construction passed 72% in August 2026, and current targets point to the Hebbal–airport section opening in 2027, with full connectivity by early 2028. The Satellite Town Ring Road already links Dobbaspet to Hoskote through Devanahalli, and the long-planned Bengaluru Business Corridor is moving toward execution. Our airport metro explainer covers the timelines and why a careful buyer treats them as a tailwind rather than a promise.
North Bangalore at a glance
- 44.47 million airport passengers in FY 2025–26; capacity planned beyond 85 million
- Boeing, Collins Aerospace and Foxconn campuses in and around Devanahalli
- IB, IGCSE and A-Level schools within about 30 minutes
- Airport metro targeted for 2027–28; STRR already operational
- North Bengaluru accounted for 31% of the city’s new-home sales in Q2 2026
The quieter reason: space
Central Bengaluru has become a city of compromise: smaller homes, longer commutes, less sky. The north still offers something rarer. Large, master-planned plotted communities with genuine open space, mature trees and room to build a home of one’s own design remain possible here in a way they no longer are in the city’s older neighbourhoods. For families who value privacy, gardens and the freedom to build, that is the decisive advantage.
Villa plots in North Bangalore as an investment
Research firms consistently identify North Bengaluru among the city’s strongest micro-markets. Square Yards estimates prices in the north have risen by more than 60% since FY21, and ANAROCK’s data shows the north accounting for nearly a third of the city’s housing sales. Land, in particular, has an advantage over apartments in a market where new tower supply is rising: approved plots in well-located communities are finite, they do not depreciate, and they carry no maintenance burden while held.
The caveats are real. Infrastructure timelines slip; approval quality varies sharply between projects; and land is a patient asset that rewards holding periods of several years. Our Devanahalli investment guide and plot buyer’s checklist explain how to stay on the right side of those risks.
Where our villa plots fit among plots in North Bangalore
Earthenhues Estates builds plotted communities in North Bangalore around a single idea: that land should be planned around nature, not in spite of it. Lake Botanica, our current community, offers 261 BIAAPA-approved, RERA-registered villa plots beside a calm quarry lake, ten minutes from the upcoming Forum mall, Prestige Tech Cloud and the Doddajala metro station. More than half the land is given to gardens, forest and open space, and owners enjoy lifetime access to the Club Commune.
If North Bangalore is where your next chapter lies, the best way to understand it is to drive it. We would be glad to show you the corridor, the schools and the land.
