How North Bangalore grew from farmland around a new airport into a hub of aerospace, technology and homes: a 2008–2028 timeline and airport growth chart.
In 2010 North Bangalore was a stretch of farmland, small towns and a two-year-old airport that most of the city thought was too far away. By 2026 the same corridor holds one of India’s busiest airports, an aerospace park, an iPhone factory, new technology campuses, ring roads and a metro line under construction. This is how that change happened, year by year, with the numbers behind it.
North Bangalore in 2010: an airport ahead of its city
Kempegowda International Airport opened on 24 May 2008, about 30 km north of Hebbal. In 2011 it handled 12.54 million passengers. Around it, Devanahalli, Bagalur and Doddaballapur were still agricultural towns. Yelahanka and Hebbal were the edge of the city, and the main employment anchor in the north was the Manyata tech park near Nagawara.
Airport growth: the engine of North Bangalore’s development
Passenger traffic tells the story of the region better than any other number. It tripled between 2011 and 2025.

How property prices followed
Land and home prices moved with the airport. Anarock’s research shows the average residential rate in Devanahalli rising 46% between 2016 and 2023, and prices across North Bengaluru rising 65% between 2018 and Q3 2024 (index 165 against 100). Bagalur, closer to the aerospace park, rose 93% over the same period. Our Devanahalli land rate trend charts the full series, and plot prices in North Bangalore 2026 has today’s rates area by area.
What changed for people living in North Bangalore
- Work closer to home. Aerospace, electronics manufacturing and technology campuses now sit within 20–40 minutes of Devanahalli and Yelahanka. See where North Bangalore works.
- Schools and hospitals. International schools and large multispeciality hospitals opened along the airport road and in Yelahanka and Hebbal. See international schools in North Bangalore and our guide to hospitals in North Bangalore.
- Roads, then rail. The six-lane Bellary Road and the ring road came first; the airport metro is next. See what the airport metro means for North Bangalore.
- Space. North Bangalore still has room for low-density, green layouts that the older parts of the city lost long ago.
What comes next for North Bangalore
The next phase is about connections and new employment hubs: the Hebbal–airport metro section (targeted for September 2027), the full Blue Line (March 2028), more of the Satellite Town Ring Road, the Airport City business park and the first plot allotments in KWIN City. Timelines for large public projects often slip, so it is wiser to value a location on what is already built and treat what is announced as upside.
