4 November 2026 · 5 min read · Earthen Hues

How property and plot prices in Devanahalli have grown since 2016, with a year-by-year chart, growth table, current plot rates and what pushed land rates up.

Residential property rates in Devanahalli have roughly doubled over the past decade. Research by Anarock puts the average rate at ₹6,778 per sq ft at the end of 2023, 46% higher than in 2016, and listing portals show asking rates near ₹9,600 per sq ft by mid 2026. Plot prices have moved in the same direction. This article charts that growth, year by year, and explains what pushed it.

These are asking prices from listings and research reports, not registered sale prices. Rates change plot by plot with approvals, road frontage, corner or east-facing position and whether the layout is gated. Use them as a starting range, then check recent registrations and the guidance value with the sub-registrar before you negotiate.

How Devanahalli compares with the rest of North Bangalore

Anarock indexes prices to 2018 = 100. On that scale, Bagalur, just east of the airport road, reached 193 by Q3 2024, while North Bengaluru as a whole reached 165. In other words, the airport-side micro-markets have grown faster than the wider north.

What pushed land rates up in Devanahalli

  • The airport and its expansion. Kempegowda International Airport’s second terminal and growing passenger numbers brought jobs, hotels and offices to the corridor.
  • Employment hubs. The aerospace park and hardware park near Bagalur and Devanahalli, and business parks along the airport road, created steady housing demand.
  • Roads and the airport metro. The six-lane Bellary Road, the planned peripheral ring road and the airport metro line under construction have shortened travel times and lifted expectations.
  • Guidance value revision. Karnataka raised guidance values from 1 October 2023 (up to 30% for sites and up to 50% for agricultural land), the first revision since 2018–19. Higher official values raise the floor under market prices.
  • A shift to plots. Buyers who want to build their own home, or hold land, moved towards approved plotted layouts after 2020.

Devanahalli land prices: common questions

How much have land prices increased in Devanahalli?
Anarock reported that the average residential rate in Devanahalli rose 46% between Q4 2016 and Q4 2023, to ₹6,778 per sq ft, and by 36% over the five years to 2023. Asking rates on portals reached about ₹9,600 per sq ft by June 2026.

What is the price trend of plots in Devanahalli?
Plot prices have risen steadily. JLL recorded a 6.4% quarter-on-quarter rise in Devanahalli plot prices in mid 2025, and plotted projects now ask about ₹4,580–9,400 per sq ft. The top of the range belongs to gated, approved layouts with full infrastructure.

Is Devanahalli a good place to invest in plots in 2026?
Devanahalli has strong drivers: the airport, the aerospace and hardware parks, and the airport metro under construction. Growth is never guaranteed, so buy only in a layout with planning-authority approval, RERA registration and clear title, and plan to hold for several years.

What is the guidance value of land in Devanahalli?
Guidance values are set survey number by survey number by the Karnataka Department of Stamps and Registration and were last revised from 1 October 2023. Square Yards lists a government registration rate of about ₹6,250 per sq ft for Devanahalli; check the exact value for a plot on the Kaveri portal or with the sub-registrar.

Will property prices in North Bangalore keep rising?
Most research expects continued demand along the airport corridor as the metro, ring road and employment hubs progress. Prices can also flatten when supply rises, so compare recent registrations, not only asking prices, before you buy.
